{"id":62243,"date":"2020-08-14T21:35:00","date_gmt":"2020-08-14T21:35:00","guid":{"rendered":"https:\/\/icrowdnewswire.com\/?p=2714368"},"modified":"2020-08-14T21:35:00","modified_gmt":"2020-08-14T21:35:00","slug":"higher-home-prices-and-economic-recession-dampen-california-housing-affordability-in-second-quarter-2020-c-a-r-reports","status":"publish","type":"post","link":"https:\/\/ipsnews.net\/business\/2020\/08\/14\/higher-home-prices-and-economic-recession-dampen-california-housing-affordability-in-second-quarter-2020-c-a-r-reports\/","title":{"rendered":"Higher home prices and economic recession dampen California housing affordability in second-quarter 2020, C.A.R. reports"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" width=\"200\" height=\"192\" src=\"https:\/\/icrowdnewswire.com\/wp-content\/uploads\/2020\/08\/4000-1-47.jpg\" class=\"webfeedsFeaturedVisual wp-post-image\" alt=\"\" style=\"display: block; margin-bottom: 5px; clear:both;max-width: 100%;\" link_thumbnail=\"\" \/><\/p>\n<p>Higher home prices and lower household income caused by the economic recession dampened&nbsp;<span class=\"xn-location\">California<\/span>&nbsp;housing affordability in the second quarter of 2020, the&nbsp;<span class=\"xn-location\">CALIFORNIA<\/span>&nbsp;ASSOCIATION OF REALTORS<sup>&reg;<\/sup>&nbsp;(C.A.R.) said today.<\/p>\n<p>The percentage of home buyers who could afford to purchase a median-priced, existing single-family home in&nbsp;<span class=\"xn-location\">California<\/span>&nbsp;in second-quarter 2020 dipped to 33 percent from 35 percent in the first quarter of 2020 but was up from 30 percent in the second quarter a year ago, according to C.A.R.&#8217;s&nbsp;Traditional Housing Affordability Index&nbsp;(HAI).&nbsp;<span class=\"xn-location\">California&#8217;s<\/span>&nbsp;housing affordability index hit a peak of 56 percent in the second quarter of 2012.<\/p>\n<p>C.A.R.&#8217;s HAI measures the percentage of all households that can afford to purchase a median-priced, single-family home in&nbsp;<span class=\"xn-location\">California<\/span>. C.A.R. also reports affordability indices for regions and select counties within the state. The index is considered the most fundamental measure of housing well-being for home buyers in the state.<\/p>\n<p>A minimum annual income of&nbsp;<span class=\"xn-money\">$115,200<\/span>&nbsp;was needed to qualify for the purchase of a&nbsp;<span class=\"xn-money\">$610,850<\/span>&nbsp;statewide median-priced, existing single-family home in the second quarter of 2020. The monthly payment, including taxes and insurance on a 30-year, fixed-rate loan, would be&nbsp;<span class=\"xn-money\">$2,880<\/span>, assuming a 20 percent down payment and an effective composite interest rate of 3.43 percent. The effective composite interest rate was 3.70 percent in first-quarter 2020 and 4.17 percent in second-quarter 2019.&nbsp;<\/p>\n<p>Housing affordability for condominiums and townhomes was unchanged from first-quarter 2020, with 44 percent of&nbsp;<span class=\"xn-location\">California<\/span>&nbsp;households earning the minimum income to qualify for the purchase of a&nbsp;<span class=\"xn-money\">$480,000<\/span>&nbsp;median-priced condominium\/townhome. An annual income of&nbsp;<span class=\"xn-money\">$90,400<\/span>&nbsp;was required to make monthly payments of&nbsp;<span class=\"xn-money\">$2,260<\/span>. Forty percent of households could afford to buy a median-priced condominium\/townhome a year ago.<\/p>\n<p>Compared with&nbsp;<span class=\"xn-location\">California<\/span>, more than half of the nation&#8217;s households (57 percent) could afford to purchase a&nbsp;<span class=\"xn-money\">$291,300<\/span>&nbsp;median-priced home, which required a minimum annual income of&nbsp;<span class=\"xn-money\">$54,800<\/span>&nbsp;to make monthly payments of&nbsp;<span class=\"xn-money\">$1,370<\/span>.<\/p>\n<p>Key points from the second-quarter&nbsp;2020 Housing Affordability report&nbsp;include:<\/p>\n<ul>\n<li>When compared to a year ago, housing affordability improved in 44 tracked counties and declined in one county. Affordability remained flat in four counties.<\/li>\n<li>In the&nbsp;<span class=\"xn-location\">San Francisco Bay Area<\/span>, affordability improved from second-quarter 2019 in every county, except&nbsp;<span class=\"xn-location\">Solano<\/span>, which was unchanged.&nbsp;<span class=\"xn-location\">San Mateo<\/span>&nbsp;and&nbsp;<span class=\"xn-location\">San Francisco<\/span>&nbsp;counties were the least affordable, tied at 19 percent of households able to purchase the median-priced home. Forty-six percent of&nbsp;<span class=\"xn-location\">Solano County<\/span>&nbsp;households could afford the&nbsp;<span class=\"xn-money\">$485,000<\/span>&nbsp;median-priced home, making it the most affordable Bay Area county.<\/li>\n<li>Affordability also improved in all&nbsp;<span class=\"xn-location\">Southern California<\/span>&nbsp;regions, with&nbsp;<span class=\"xn-location\">Orange County<\/span>&nbsp;being the least affordable (25 percent) and&nbsp;<span class=\"xn-location\">San Bernardino County<\/span>&nbsp;being the most affordable (54 percent).<\/li>\n<li>In the Central Valley region, eight counties experienced an improvement in affordability from a year ago, and three counties stayed flat,&nbsp;<span class=\"xn-location\">San Benito County<\/span>&nbsp;(39 percent) was the least affordable and&nbsp;<span class=\"xn-location\">Kings County<\/span>&nbsp;(60 percent) was the most affordable.<\/li>\n<li>Housing affordability improved in all four counties in the Central Coast region.<\/li>\n<li>During the second quarter of 2020, the most affordable counties in&nbsp;<span class=\"xn-location\">California<\/span>&nbsp;were&nbsp;<span class=\"xn-location\">Lassen<\/span>&nbsp;(68 percent),&nbsp;<span class=\"xn-location\">Kings<\/span>&nbsp;(60 percent),&nbsp;<span class=\"xn-location\">San Bernardino<\/span>&nbsp;(54 percent),&nbsp;<span class=\"xn-location\">Siskiyou<\/span>&nbsp;(54 percent),&nbsp;<span class=\"xn-location\">Tehama<\/span>&nbsp;(54 percent), and&nbsp;<span class=\"xn-location\">Tuolumne<\/span>&nbsp;(54 percent). The minimum qualifying income was&nbsp;<span class=\"xn-money\">$61,200<\/span>&nbsp;or less for each of these counties.<\/li>\n<li><span class=\"xn-location\">Mono<\/span>&nbsp;(17 percent),&nbsp;<span class=\"xn-location\">San Francisco<\/span>&nbsp;(19 percent), and&nbsp;<span class=\"xn-location\">San Mateo<\/span>&nbsp;(19 percent) were the least affordable counties in the state.
