NEWPORT BEACH, Calif. – <\/b>Brad Bankenbush, a luxury real estate agent with The Altman Brothers Team at Douglas Elliman, has completed the $9.25 million sale of 218 E Oceanfront, a newly rebuilt residence located directly on the sand along Newport Beach’s Balboa Peninsula. Bankenbush represented both the seller and buyer in the transaction, bringing the property to a successful closing following prior market exposure with other local representation.<\/span><\/p>\n

The closing represents a significant transaction for Bankenbush and his continued work within the luxury residential market of Newport Beach and coastal Orange County.<\/span><\/p>\n

Before Bankenbush assumed the listing, 218 E Oceanfront had previously been marketed by two other local real estate agents. Bankenbush subsequently took over the assignment and worked with the seller on the property’s positioning, marketing strategy and presentation to prospective buyers.<\/span><\/p>\n

The strategy ultimately connected the property with an out-of-area buyer seeking a second home in Newport Beach. Bankenbush represented the buyer in addition to continuing his representation of the seller, resulting in the completed $9.25 million transaction.<\/span><\/p>\n

“Luxury real estate is often about finding the right strategy and staying committed to the property until the right buyer is identified,” said Brad Bankenbush. “218 E Oceanfront was a special opportunity because of its location directly on the sand, architecture and quality of construction. Located on a corner lot along Newport Beach’s Balboa Peninsula, 218 E Oceanfront was completed in 2024 by Burkhart Brothers Construction.<\/span><\/p>\n

The approximately 2,650-square-foot residence includes four bedrooms and three and one-half bathrooms and was designed to capture ocean views from both its main and upper levels. The contemporary exterior incorporates wood, stone, glass and standing-seam metal roofing. The residence also features an indoor-outdoor configuration, beachfront patio and smart-home technology.<\/span><\/p>\n

The residence’s position directly along the beach gives it immediate access to the sand and Newport Beach boardwalk while maintaining proximity to the restaurants, harbor and amenities of the Balboa Peninsula.<\/span><\/p>\n

Its main living area opens to the beachfront through a wall of motorized glass doors, connecting the interior living spaces with an outdoor patio and views toward the Pacific Ocean.<\/span><\/p>\n
