Low Inventory, Favorable Interest Rates, Influx of Buyers Fuel the Market, Annette H Bratcher Says

NASHVILLE — Nashville’s housing market stayed hot throughout the pandemic and is still one of the hottest in the country, says Middle Tennessee Realtor Annette H\u00a0 Bratcher<\/a>. She says the heavy demand and low inventory in the Nashville area are heating the market and keeping prices high.<\/span><\/p>\n

“Middle Tennessee is seeing an influx of buyers from larger cities such as Seattle and New York. Buyers also are seeking to relocate to Tennessee because it has no state income tax. This demographic change and the favorable interest rates are making Nashville and surrounding areas a seller’s market,” Annette H\u00a0 Bratcher says<\/a>. Houses that go on the market are sometimes receiving 20 to 30 purchase offers in the first week on the market, she said.<\/span><\/p>\n

Greater Nashville home values are appreciating at a rate of more than 6 percent, on average, for the past 10 years, making it one of the country’s top 10 markets for property appreciation. Over the past year, houses have appreciated by 10 percent. Prices will likely continue to rise at about the same rate for the next year throughout Greater Nashville, Annette H Bratcher said<\/a>.<\/span><\/p>\n

While the market favors sellers, buyers who can purchase homes now will benefit from the appreciation, as well. As prices rise, the amount of equity and their own net worth will rise as well, she said.<\/span><\/p>\n
