Here are some real estate market trends to watch out for as the second half of 2021 unfolds.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter\" src=\"https:\/\/submission.icrowdmarketing.com\/assets\/source\/users\/2087\/Ahkeem%20Henderson%2015.jpg?1627413188804\" alt=\"Ahkeem Henderson 15\" width=\"400\" height=\"534\" \/><\/p>\n<h2><strong>Prices Are Rising&#8211;But Not Skyrocketing Says Ahkeem Henderson\u00a0<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Like the rest of the United States, Chicago\u2019s real estate prices are rapidly climbing, but at a much slower rate than other metro areas. In February of this year (2021), the median price for a home was $270,000. That\u2019s a<\/span><a title=\" 12.5% increase\" href=\"http:\/\/www.heartlandro.realtor\/download\/priceforecasts.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"> <span style=\"font-weight: 400;\">12.5% increase<\/span><\/a><span style=\"font-weight: 400;\"> from the same time in 2020.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While that\u2019s certainly good news for sellers in the area, it\u2019s still not so much of an increase that homes are selling for above and beyond their appraised value. Over the course of a 30-year mortgage, you may not even see a tremendous jump in your monthly payments.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s important to keep in mind that the old real estate adage, \u201cLocation, location, location\u201d, is still true, however. While prices in the (now) less popular city center are relatively stable, the competition in suburbs and smaller apartment\/condo communities is intense.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While prices are still relatively fair, homes are being bought the same weekend they come on the market&#8211;an atmosphere that promotes bidding wars and snap decisions. It\u2019s also a practical one.
